MANAGEMENT SERVICES AND COSTS

 

Your luxury apartment comes fully managed and fully furnished.  We will see to all the services including cleaning, maintenance and renting of apartments. 

Our management services will be offered for 20 weeks in the winter from December to April and 8 weeks in the summer from July to August.  You may use your apartment for peronal use for up to 4 weeks per year. Owners may also use their proerties out of this period by prior agreement.

OWNER EXPENSES

The fixed yearly expenses which include expenses for common areas (Reception/lounge, ski room and gardens) will be divided between all of the apartments on an percentage basis. This percentage will be based on the internal square meters you own in relation to the total internal square meters of all the apartments. As some apartments are different in size each owner will obviously have a different management fee.

  • Owners using apartments for peronal use during seasonal periods of the year are charged management fees as per occupancy rates below. The are no management fees charged for personal use during closed periods.

  • Rental rates for 1 bedroom apartments are -
    High season (8 weeks winter) at 1200 Euro per week  100% occupancy
    Medium season (2 weeks summer + 8 weeks winter ) at 800 Euro per week  70% occupancy
    Low season (4 weeks winter + 6 weeks summer) at 600 Euro per week   50% occupancy
  • Rental rates for 2 bedroom apartments are -
    High season 8 weeks (winter) at 1400 Euro per week 100% occupancy
    Medium season (2 weeks summer  + 8 weeks winter) at 1000 Euro per week  70% occupancy
    Low season (4 weeks winter + 6 weeks summer) at 800 Euro per week   50% occupancy
  • Rental rates for 2 bedroom upper floor are -
    High season 8 weeks (winter) at 1800 Euro per week 100% occupancy
    Medium season (2 weeks summer + 8 weeks winter) at 1400 Euro per week  70% occupancy
    Low season (4 weeks winter + 6 weeks summer) at 1000 Euro per week   50% occupancy

    Rental rates exclude laundry charges to clients. 

    If owners decide to build the indoor swimming pool and relax area (sauna, jacuzzi, small gym etc.) we suggest that it is run as a separate entity for it’s own account and on a club membership system.  We recomend a membership fee of 20 Euro per person per week for owners and 40 Euro per person per week for regular guests. This should cover all running costs.
